The development is set to provide stunning views of the East Side of Providence and the scenic Blackstone Park. With the recent opening of the Henderson Bridge, residents will enjoy increased accessibility to downtown areas compared to previous routes, enhancing the project’s appeal.

Construction for the project commenced in the spring of 2023 after a lengthy permitting process that took nearly two years, following the acquisition of the property in late 2022. The first phase includes a development of 128 apartments, with the foundation already laid. The initial phase of the apartment project contains 70 units, expected to be completed in about 14 months, with a target opening date in the summer of 2026.

Unique Features and Amenities

The development will showcase various types of living spaces, each offering exceptional waterfront views. The stand-alone condos are already in the process of being completed and sold, equipped with individual elevators to enhance convenience for residents. The apartments will be housed in a four-story building, featuring decks that provide direct water views and elevator access.

In addition to the residential spaces, the development will include a range of amenities catering to residents’ needs. These will encompass a pool, a gym, and optional membership for condo residents to access additional facilities for a fee. The project also emphasizes outdoor recreational opportunities, featuring access to the waterfront that will include a kayak launch.

Developer’s Vision

The development has been driven by the vision of Richard Baccari II, who has collaborated on the project with his late father, a prominent figure in New England’s development scene. Baccari emphasizes that the new project will provide more waterfront views than their previously successful Kettle Point development, and highlights the significance of this new venture in enhancing the local housing market.

As the project progresses, it is anticipated to take approximately 30 months for completion, with various phases being rolled out to ensure a steady delivery of housing units. The strategic location and diverse options for living arrangements position the development as an attractive option for those seeking to live by the water.
